# Logistics J-REIT vs office J-REIT asset class comparison

## TL;DR

Logistics and office are two analytically important J-REIT exposures, but live sector size and liquidity rankings must be taken from current JPX / ARES data rather than inferred here. Selected logistics vehicles include **Industrial & Infrastructure Fund Investment Corporation (IIF, 3249)**, **GLP J-REIT (3281)**, **Nippon Prologis REIT (3283)**, **LaSalle Logiport REIT (3466)**, **Mitsui Fudosan Logistics Park (3471)**, and **Mitsubishi Estate Logistics REIT (3481)**. Selected office vehicles include **Nippon Building Fund (8951)**, **Japan Real Estate Investment Corporation (8952)**, and **Daiwa Office Investment Corporation (8976)**.

The two asset classes can differ in lease structure, tenant concentration, demand drivers, and sponsor base, but none of those characteristics is universal. The Japan Real Estate Institute's April 2026 survey, for example, reported a 3.2% expected cap-rate median for Marunouchi / Otemachi office versus 3.8% for Koto logistics and 4.0% for Tama logistics; it does not support a blanket claim that logistics cap rates are always tighter than prime office. ## E-commerce demand tailwind for logistics

One public-market thesis for logistics demand is the growth of e-commerce and third-party logistics. It should be tested against current government commerce statistics and each issuer's leasing data rather than treated as proof of investment outperformance:

- Japan's business-to-consumer e-commerce ratio is published in METI's annual e-commerce market survey; use the current release rather than an undated range.
- Test whether e-commerce operators select modern, high-clear-height facilities using tenant, lease and property-specification data; do not classify all older warehouses as obsolete.
- Test the 3PL-outsourcing thesis with dated industry concentration and issuer tenant data.
- Test last-mile effects with submarket take-up, rent, vacancy and delivery-network data.
- Test post-COVID inventory and near-shoring claims with dated storage demand, trade and leasing evidence.

Metrics that can test the thesis include:

- **Occupancy** in each issuer's dated portfolio disclosure.
- **Rent growth** in select submarkets (Greater Tokyo periphery, Inland Kansai near major interchanges).
- **Expected cap rates** in successive JREI investor surveys.

The office comparison is not one-directional: hybrid-work and new supply can affect some office submarkets, while prime-office pricing may remain tighter than logistics. Use dated submarket evidence.

## Sponsor relationships in the selected logistics sample

Several logistics J-REITs have relationships with global sponsors or globally controlled asset-management platforms. This is a prominent feature of the selected examples, but the table is not a complete sector census and does not establish that foreign sponsors are “dominant” by assets or market capitalization:

What the selected sample establishes:

- The named listed developers are Japan-headquartered. A complete sponsor census and same-date ownership classification are required before asserting a market-wide domestic share.
- Historical development narratives must be tested against dated sponsor, project and portfolio disclosures. Current GLP J-REIT materials identify GLP Japan within the broader Ares sponsor group; that current relationship does not by itself prove a historical sector contribution.
- A transfer of a stabilized asset to a J-REIT is transaction-specific. An independent appraisal is a disclosed valuation reference; it does not itself set the acquisition price. Check the seller, agreed price, appraisal, approvals and continuing mandates for each transaction.

The selected examples show cross-border sponsor relationships. They do not establish a sector-wide ranking for “global connectedness” or foreign institutional ownership.

The selected office examples have relationships with Japan-headquartered developers. Do not generalize the sample to every office J-REIT without a complete current sponsor map.

The comparison must be made at property and portfolio level. Logistics and office assets can both be single- or multi-tenant, so lease length, expiry concentration and reletting cost should be measured rather than inferred from asset class.

## Cap-rate dynamics

Cap-rate comparisons require matched survey dates, submarkets, and asset assumptions. In JREI's 54th survey as of 2026-04-01, expected-cap-rate medians were 3.2% for Marunouchi / Otemachi office, 3.8% for Koto logistics, and 4.0% for Tama logistics. This dated snapshot does not support a blanket statement that logistics traded below office. A historical convergence or divergence claim should be calculated from successive JREI tables at the same locations rather than inferred from sector narratives.

## Sponsor-conflict comparison

Both segments operate under the [[real-estate-finance/j-reit-sponsor-structure-conflict|J-REIT sponsor structure]] framework. Sponsor affiliation, related-party protocols and appraisal use are issuer- and transaction-specific; an appraisal is a valuation benchmark rather than the mechanism that sets a transfer price. The asset-class-specific notes:

- **Logistics examples with cross-border sponsors** — review the sponsor's dated regional capex, current support agreement and property-level pipeline; headquarters alone does not establish capital-allocation risk.

## Bank-lending profile

Financing must be separated into (a) debt issued or borrowed by a listed J-REIT and (b) property-level or developer financing outside the J-REIT. ## Issuer-level property classification checklist

Labels such as “last-mile,” “Class A,” “build-to-suit,” “prime CBD” or “specialty office” are not standardized across every issuer. Classify a property only after capturing the fields below.

## Investor-base composition contrast

ARES publishes aggregate J-REIT holder categories, not a logistics-versus-office beneficial-ownership split. JPX publishes investor-type trading flow for the J-REIT market, also not an issuer-sector ownership table. Therefore the public evidence does not support fixed sector-level participation labels.
