# J-REIT market overview

## TL;DR

J-REIT (Japan Real Estate Investment Trust) is the Japan listed-real-estate market layer. It is organized as an investment corporation (投資法人) under the Investment Trust Act rather than as an operating real-estate company. The ARES unitholder survey for February 2026 covered all **58 J-REITs then listed** and reported ¥17.320911 trillion as the surveyed market value of J-REIT investment units held directly by the reported holder categories. “Direct” here means direct ownership of investment units, not ownership of real estate. This survey measure is distinct from the ARES May 2026 market statistics of ¥15.7849 trillion in listed market capitalization and ¥24.4967 trillion in assets under management. The market launched in September 2001 with Nippon Building Fund and Japan Real Estate as the first two listings.

The defining structural feature is external management by a registered asset-management company. J-REIT is not an operating company. The investment corporation holds real estate or real-estate trust beneficiary interests and outsources asset management. ## 5. Why it matters

- J-REIT provides public-market price, valuation, leverage and DPU disclosures; compare coverage and definitions before ranking transparency against other vehicles.
- JPX investor-type data measures trading flow, not issuer ownership. Any link between foreign flow and property cap rates requires matched flow, price and property-market evidence.
- Listed J-REIT IR provides public portfolio, leasing and financing data that can complement listed-developer disclosure in [[finance/INDEX|finance domain]] and [[retail/aeon-group|AEON Group]] / [[retail/seven-and-i-hd|Seven & i HD]] disclosures; coverage and definitions remain issuer-specific.
- Financing instruments vary by issuer and period. Use each debt schedule to connect identified bank loans or investment-corporation bonds to [[banking/INDEX|banking domain]] analysis.
- J-REIT structure provides separate case studies for the investment corporation, external asset manager, sponsor/support relationship, corporation-level asset custodian and any property-level trust trustee; do not collapse those roles.

## 6. Boundary cases

- **J-REIT vs listed developer**: a J-REIT's permitted investments and current scope come from law, its articles, investment policy and portfolio; do not reduce every issuer to an identical “income-producing real estate only” rule. Listed developers such as Mitsui Fudosan, Mitsubishi Estate, Sumitomo Realty, Daiwa House, Tokyu Fudosan, Hulic and Nomura Real Estate (see [[finance/INDEX|finance domain]]) have separately disclosed operating segments.
- **J-REIT vs private REIT (非上場REIT)**: see [[real-estate-finance/private-reit-japan-vs-listed-j-reit-comparison|private vs listed REIT comparison]]. Listing status, investor eligibility, subscription/redemption design and term are product- and fund-specific; “private REIT” does not by itself prove an open-ended pension product.
- **J-REIT vs GK-TK arrangement / private fund**: GK-TK describes a legal and contractual arrangement, not a universal single-asset, single-strategy or closed-end product. Establish asset count, strategy, term, leverage and investor rights from the transaction documents.
- **TSE REIT Index vs TOPIX**: J-REIT investment units are not in TOPIX; they form their own segment with their own TSE REIT Index.
- **DPU yield vs dividend yield**: DPU is distribution per unit, not corporate dividend. The economic distinction matters for taxation and for comparison with [[finance/japan-listed-financial-groups-investable-universe|listed-financial / listed-developer dividend yields]].
